Maksim Novinkov was approached by a young couple with a small child. The husband is a professional athlete, so the family is often away. "The terms of reference were stingy. They wanted an apartment that they were not afraid to close for six months, having left the city. They needed a modern style. Bright accents - only in the decor. They also asked if we could fully take over the design, construction, procurement, and decoration. An integrated approach has become one of the main conditions."
Apartments are located on Hodinskle field, in a new residential complex, which is called "Faces' '. Area — 130 kv.meters. "We learned an object without finishing: a concrete rectangle without partitions and columns with two pairs of windows on the short sides. All communications are in the middle. The layout in such a space is both good and bad at the same time: turns out to be logical, the premises are of the correct shape. However, the owner's bathroom was declared by the developer to be quite strange, with unnecessary corners, not ergonomic. We have completely redone it", — says Maksim Novinkov.
The layout was collected, starting from the lifestyle of the future owners. A large daily zone, which was decided not to be divided into parts, having created an open space, occupied the right side of the rectangle. The windows from there overlook the CSKA sports complex, the new development of Khodynka. The night zone looks into the courtyard. The view from this side is not very valuable, but there is much less noise here. A walk-in closet adjoins the master bedroom.

In the center there is a connecting zone: a large hall with doors to all rooms: a dressing room for outerwear, a laundry room, a guest and master bathroom (the entrance to it was also made from the hall so as not to sacrifice the dressing room). So that such a number of doors in one room would not be conspicuous, they were all built-in, without platbands.
«A modern city apartment - this is how the customers formulated the task - in my opinion, should be an example of soft minimalism. Everything is convenient and at hand, harmonious and humane, nothing superfluous. An environment that does not draw attention to itself, in which nothing irritates. It is built around a person, and does not adjust a person to suit itself,» says architect Maksim Novinkov

When choosing finishing materials, the author of the project proceeded from the balance of functionality and expressiveness. For example, an engineering board was chosen for the floor instead of a parquet board - it withstands moisture changes better, which means that after a long absence of customers, there will be no gaps between the boards. The board will not tear off the baseboard, which in turn will not spoil the wall covering. The walls are covered with good paint brands Little Greene, Zoffany, Paint and Paper Library. In the hall, part of the walls were finished with textured plaster to add variety.
Porcelain stoneware lay interestingly on the long wall of the kitchen-dining room. "It was necessary to make an apron on this wall, but I didn't want to divide it into parts at all, although it's impossible to leave such a large plane unmarked by anything. And then I remembered that at the Cersai exhibition I saw porcelain stoneware from the Casalgrande Padana factory with a large geometric pattern. It needs a large volume - and now, finally, ideal conditions have been created. So we solved all the problems at once: we made an apron in the kitchen, the wall got a texture, it became an interesting, but not the dominant element of the interior.»
«For my portfolio, this is a very bright project. In general, I don't like flashy elements in the so-called "day zone", I mainly use two or three neutral texture colors. In the "night zone" it is better to add color, but it is important not to go too far, especially in children's rooms. There is a lot of blue in this project. And just the one that was recognized by the Pantone Institute as the color of 2020. We did not foresee this, we were not looking for it. This color seemed to constantly find us and take its place in the project,» - says the architect.
«The choice of furniture is determined by the general concept: an interior for a person and his needs. Therefore, I did not offer collectible art or vintage. Such items require maintaining normal humidity. It is natural if the owners live in the apartment all the time, but when the apartment remains uninhabited for a long time, especially in winter, when the heating is on, then the humidity drops sharply and objects from the array can dry out, »explains Maksim Novinkov.

The architect included several items of Italian designers in the project: Cattelan Italia table and bar stools, Alivar dining chairs, Arredo3 kitchen. Many items were made to order, including a sofa and beds. The decoration of the project is Flos, Terzani lamps.
The architect introduced some elements of a smart home into the project, but did it, as he puts it "with little blood": without kilometers of wires for routing - on the basis of radio switches from the Russian factory Delumo.

"A radio relay is installed in front of a lamp or a group of lamps. The switches themselves are powered by a small battery, which, however, lasts for 7-10 years. Such switches can not be fixed rigidly on the wall, but moved. Commands for lamps, electric curtains can be given from the phone both from the apartment and remotely. Also, notifications are sent to the phone if power surges, leaks, unauthorized entry into the apartment have occurred.
«This was not my first project implemented without the participation of the customer, - Maksim Novinkov shares his impressions. - We have prepared a list of the main manufacturers, calculated in detail the estimate for construction work, finishing materials, furniture, plumbing, in general, for everything. Approved the payment schedule with the customers. They sometimes called on the site, in their words, "for the sake of curiosity", but they saw that the work was going well and on schedule, and did not worry. I really like this format of work - it gives freedom of action. And the customer does not have to be distracted by the coordination of every little thing. However, great trust goes hand in hand with great responsibility. I am always afraid to let my clients down, and only when they accept the object and are satisfied do I breathe a sigh of relief.
